Roof Repair vs. Roof Replacement: What’s the Difference?

If you know your roof has had some damages recently and needs some work, how do you know if you need roof repair or a roof replacement? There are various factors to consider, and your contractor will be able to provide the necessary information to make that decision, but knowing your options before damage occurs can help bring some peace of mind. Here are a few things to think about:

The extent of the damage. After a storm, you’ll need a roofer to inspect your roof and let you know the damages. If a handful of shingles sustained damage from hail or high winds, they’ll be able to replace those few shingles. If high winds ripped up half of your roof, however, replacing it would be the better option. In that case, ask your roofer about partial reroofing.

The age of the roof. If you’ve been consistently dealing with storm damage or leaks, it may be time to replace the roof if it hasn’t been replaced in a long time. Replacing an old roof rather than paying for repairs every storm season could save you money in the long run!

History of roof leaks. If you didn’t get your roof repaired last season after it sustained damages from a storm, you risk having your roof leak and causing water damage inside your home. If your roof hasn’t leaked in the past, this can be a simple repair. But if you let it go on for a long time, you could be dealing with rotting framing and sheathing, and you may need to get your roof replaced.

Matching shingles. If your roof is older and you need some shingles to be replaced, that exact color or style may no longer be available. If you want all of your shingles to match, you’ll need to get all of them replaced. This really depends on your concerns of curb appeal and where the damaged shingles are located. If they’re in a spot that isn’t too visible, you may not mind that they’re different.

The cost. Getting your entire roof replaced can be expensive, but so can repeatedly getting your roof repaired. If your roof isn’t in good shape, it may cost more to maintain it than get it repaired after storm damages. Your roofer will be able to walk through the cost with you and let you know which option is better for your budget.
